Our terms and conditions may be amended from time to time, and they apply to all our services made available by Xenomides Holidays LTD, through any mobile device, computer device, by email or by telephone.

By accessing, browsing and using our website and/or by completing a reservation with Xenomides Holidays LTD, you acknowledge and agree to have read, understood and agreed to the terms and conditions set out below (including the privacy statement), without reservation and without exception.

When we reference Xenomides Holidays LTD, we also mean the websites managed by Xenomides Holidays LTD, such as https://seafrontprotaras.com/, www.facebook.com/seafrontprotaras and https://www.instagram.com/seafrontprotaras/

We would like to thank you for your trust and for giving our team the opportunity to welcome you to our stunning properties, we wish you a pleasant stay!

SCOPE AND NATURE OF OUR SERVICE

We are an travel and holiday rental agency specializing in renting private accommodations, including furnished apartments, holiday houses, and, private villas.

We also assist and provide through our third-party affiliates the below services (hereinafter the ‘’Third Party’’ services):

  • Hiring of Personal Chef
  • Hiring of Babysitter
  • Booking of Excursions and Tickets
  • Chartering a Luxury Yachts
  • Renting a Car
  • Booking an Airport Transfer
  • Purchasing a Property
  • Permanent Residency and Tax Residency applications

PAYMENT

By making a deposit for a reservation of a selected property for the desired travel period, the Guests unconditionally accept these general terms and conditions and agree to comply with them.

When the Guests makes a booking request:

  • The Guests must make the appropriate deposit payment of 30% of the total rental amount. This is not refundable. 

The Guests must pay the remaining balance of 70%:

  • Up to 60 days prior to arrival via Bank Transfer, Card Payments, Paypal or Digital Bank Transfer (e.g. Revolut)

We reserve the right to treat the booking as cancelled and the cancellation charges set out below will be payable.

At the time of bookings, the guest must be at least 18 years old. Third Party Services:

In the event that the Guests fail to pay the remaining amount on between the time periods stipulated, the property chosen by the Guests (hereinafter the ‘’initial Guests’’) will become available for other Guests without any further notifications sent to the initial Guests.

All payments by Guests for additional services provided by third parties but booked directly through us, will handled directly by each third party. This condition applies unless otherwise specified in writing.

We have no liability arising from these services offered by third parties, that operate independently from us.

OCCUPANCY

The number of Guests allowed, should correspond to the number of people agreed at the time of booking.

If the number of Guests is exceeded, without prior permission given by us, we have the right to terminate your booking without prior notice and without refund. In the event that we cannot accommodate the additional number of Guests requested, the Guests will have to make their own arrangements

This does not apply for only for infants less than 2 years old.

 

ADDITIONAL COSTS

The cost of electricity, mains water, heating, and local taxes are included in the total rental amount paid.

There are additional costs for the additional charge of €50 (fifty euros) per day for the heating of swimming pools (upon request).

 CANCELLATION POLICY

If the Guests for any reason wishes to cancel their booking with us, they must immediately contact us via e-mail or by telephone at:

Any cancellation made to your reservation with us will be subject to a cancellation fee derived from the total rental amount to be paid by the guest.

A refund will be permitted for bookings cancelled within the following time periods:

  • Within 48 hours of booking – 0% cancellation fee
  • More than 60 days before arrival date – 30% cancellation fee
  • Less than 60 days before arrival date – 100% cancellation fee;

The above conditions apply unless otherwise specified in writing.

CHECK-IN AND CHECK-OUT

Guests Check-in time is at 15:00. Guests cannot, unless upon prior approval, obtain keys or drop bags prior to check in time.

Check–out time is at 11:00 Late Check-Out:

Check-in and check-out times are strictly enforced at our properties. If you would like a late check-out, you are required to check with us, to see if this is possible.

A fee may applicable, dependent on the duration and time of the late checkout.

CHANGES OR CANCELLATION BY US

 

 In the unlikely event that alterations and cancellations are instigated by us, we shall inform you as soon as possible and if required we will aim to arrange an alternative accommodation of similar standard, location and size.

If we are unable to provide any alternative accommodation or if it is not accepted as an alternative option, we will refund the total amount paid and we shall be under no further liability.

We reserve the right to cancel your booking under the following circumstances:

– If the tenant or one of the persons in the group or family deliberately causes damage to the property or to the facilities of the property. Under these circumstances the remaining rental price will not be refunded.

– If the tenant or one of the persons in the group or family do not follow the house rules or bothers or endangers other persons inappropriately. No refund will be made under these circumstances.

– If the tenant fails to pay the remaining amount of the rental upon arrival or does not leave the deposit as agreed.

SECURITY DEPOSIT

We will hold your credit/debit card details on our system and pre-authorise a security deposit before your arrival. This will be returned to you on your day of departure after inspection of the property. Upon the completion of your stay we will ensure that everything is in good order and we will remove the pre-authorisation from your card.

You and your party are responsible for all damage and loss to the property and its contents during your stay. If you or any member of your party cause any damage to the property or any item in it or on its premises, you and/or your party may be required to pay for the loss and/or damage caused to the fullest extent and in this event we will hold you and each member of your party jointly and individually responsible.

The security deposit, less any charges, will usually be refunded within 5 days after your departure date. However, the refund may take longer if you dispute a charge and we need time to investigate.

OVERBOOKINGS

 

In the unlikely event that the landlord of your accommodation has overbooked the dates you have booked, Seafront Protaras Villas&Apartments will make the following arrangements:

– Will exhaust all physical possibilities for your booking to be re-instated as per your dates booked.

– Seafront Protaras Villas&Apartments will find and offer you alternative accommodation. -Alternative accommodation will be on the same location as the one you booked. -Alternative accommodation will be of the same standard or higher

– Cost of alternative accommodation will ideally be at the same price or similar

– If cost of alternative accommodation is substantially higher then Seafront Protaras has the right to ask for additional payment.

You as the customer will have the following choice and rights: -Not to accept the accommodation and ask for full refund. -Accept the alternative accommodation on the basis offered. -Suggest other remedies.

– In case of accepting the alternative accommodation no further claim against Seafront Protaras will be permitted.

LIABILITY

We do not accept any responsibility or liability for:

  • any physical injury, sickness, death, loss, damage, inconvenience or additional expenses incurred by the Guests, their party or visitors regardless of the cause
  • any vehicle or the contents of any vehicle used, hired or engaged by the Guests or their party during the Rental Period
  • for any alterations made to the property or its amenities, which are beyond its control
  • inability of the Guests or any member of the Guests’party to enter the location of the Property or stay at the Property for all or part of the Rental Period as a result of failure to obtain appropriate travel or visa documentation, cancellation or amendments to travel arrangements or the missing of flights or travel connections; and/or
  • strike, global pandemics, demonstration, terrorist activity (threatened or actual), natural disaster, fire, sickness, weather conditions, action at an airport or port by any government or public authority, technical problems relating to transport and airport regulations caused by technical, mechanical or electrical breakdowns, or any technical, structural, electrical, plumbing or other problems or difficulties with our properties which make it unsafe or unusable, or any other circumstances which amount to ‘force majeure’ or Acts of God, or other events beyond the Owner’s control.

In no case we will be liable to make any payment or give any refund or compensation of any amount over and above the total rental amount paid, unless a cancellation is instigated by us.

For services provided by third parties who operate independently and do not form part of us, we assume no responsibility, therefore, for any loss, injury, or damage to person or property because of the acts of those providers.

We make every effort to ensure that the information and images we provide or present or promote about our property and the descriptions are correct and up to date. However, in the unlikely event of unintentional errors, mistakes or omissions, we cannot accept any liability for these.

LOSS AND/OR DAMAGE

Guests are responsible for leaving the property and its contents in good order and in a clean condition. The Guests are to pay for any damages or losses incurred during occupation.

During occupancy, the Guests are responsible to lock the windows and doors of their property securely at all times when not on the premises, and must exercise care in securing all personal property.

The tenant is personally liable for damages caused by himself or visitors. Damage is to be reported to the owner or to Seafront Protaras Villas&Apartments. The tenant is asked to check the inventory upon arrival and report any defects within 24 hours to the owner or to Seafront Protaras Villas&Apartments.

SWIMMING POOL

Guests are obliged to obey any instructions given by us regarding the use of the swimming pool.

Guests use the swimming pool at their own risk.

 

Children are not allowed to enter or use the swimming pool area without adult supervision. Parents and/or Guardians are responsible for any children stating at the properties throughout their stay.

PETS

Our vacation rentals are pet-friendly and pets are permitted only upon prior request and approval, for an additional fee determined by us.

Any additional charges per pet or additional costs of cleaning (where applicable) are also listed next to the property.

Pet owners are responsible for their pets and removal and disposal of their waste. It is also strictly fobidden to leave permitted pets in the properties unattended.

If a pet is found on premises without a permission granted by us, we are allowed to request the removal of the pet with immediate effect. The Guests will have no claim against us for reimbursement of rental amount paid.

We assume no liability for any illness and / or injury to pets during their stay. We assume no liability for any illness and / or injury to Guests from pets during their stay.

SMOKING

Smoking is not allowed in our properties. We kindly request in the likeliness, you do smoke on the premises and the garden, please clean up the cigarette butts.

Guests are obliged to pay for any damages related to smoking.

COMPLAINTS AND MAINTENANCE

We shall make every effort to keep all the properties in good working order by providing guidance to Guests as soon as possible. In case of any maintenance issues, we will strive to repair the problem as soon as possible after being notified.

No refund shall be made for unforeseen mechanical failures such as the supply of electricity, internet service, water, pool filtration systems, air conditioning, television or Netflix service, appliances, etc.

We request all Guests to report any problems or damages to the properties immediately.

GUEST BEHAVIOR & ACTIVITIES

 

Guests shall not use or bring with them any illegal substances, inflammable fluids, or other explosives or articles deemed hazardous to life, or property.

Guests are prohibited from using the property for any illegal or immoral purposes.

If we evidence that Guests are misusing the property for the above reasons, they may be asked to vacate the property and they will not be entitled to any refund.

We reserve the right to cancel your reservation immediately and request you to depart from the property with immediate effect if any of the Guests contract Coronavirus or any other pandemic disease.

We reserve the right to cancel your reservation immediately and request you to depart from the property with immediate effect if any of the Guests, violate our rules regarding noise pollution by disturbing the peace from 11 p.m. until 6 a.m. in the morning.

SPECIAL REQUESTS

Special requests do not form part of our obligations as part of these terms and conditions, and we accept no liability if they are not met.

ADDITIONAL SERVICES

For all other services offered by Seafront Protaras Villas&Apartments for example in the intermediation of a rental car, are exclusively external services between the customer and the relevant party. All claims of the customer must be made with the respective service providers.

All prices, property and service details are subject to change without prior notice.

This agreement will be governed by the laws of the Republic of Cyprus
